Elwick Place will comprise a new 100,000 sq ft leisure and restaurant development in the heart of Ashford town centre in Kent, anticipated to open at Christmas 2018.

The development will include a new 6-screen Picturehouse Cinema, a 58-room Travelodge hotel, eight new restaurants and cafes, a new 282 space car park and a further potential phase of residential providing up to 200 apartments.

The Vision

Construction work on Elwick Place began in July 2017 following the signing of an unconditional agreement between Ashford Borough Council and Stanhope.

Stanhope and Ashford Borough Council are delivering an outstanding new mixed-use development, supporting a step-change in Ashford’s leisure offer and providing necessary benefits such as additional car parking that are necessary to support the anticipated level of growth in Ashford.

The Opportunity

Ashford is predicted to be one of the fastest growing town centres in the South East, with Elwick Place one of a number of significant commercial and residential developments due to come forward. Notable developments include an extension to the McArthurGlen Designer Outlet, a new John Lewis store, Ashford’s radical Shared Space infrastructure, new college and office campuses along with an estimated 7,773 new homes building upon the ease of access to London by train of 38 minutes.

The scheme is one element of a wider £519 million of investment in developments in Ashford town centre currently under construction or with construction expected to start within the next 5 years, building on the town’s unique position with its high-speed rail route to Central London and Europe. Elwick Place will provide for this extensive visitor catchment, while also serving Ashford’s growing population, one of the fast growing towns in the South East, with the resident population in the borough’s catchment area expected to grow at a faster rate than the UK average, rising to 303,000 by 2025.

Who is bringing the development forward?

Stanhope is developing the scheme, in partnership with Ashford Borough Council who is providing forward funding and will ultimately take ownership of the new development once completed.

The scheme has been designed by the award winning practise, Guy Hollaway Architects. The Kent-based team of architects have designed numerous high profile schemes around the country, including Rocksalt and Folkestone.

What are the main elements?

Stanhope’s proposals, which have been drawn up in close consultation with Ashford Borough Council, include:

Who will operate the cinema and hotel, and who will occupy the restaurant space?

We are pleased to confirm that the multiplex cinema will be operated by Picturehouse, Cineworld’s boutique cinema brand. The hotel will be operated by Travelodge.

Commercially confidential discussions are underway with a range of other potential occupiers, including some best known UK and international brands, and we look forward to providing more information in due course.

What traffic and access improvements are included in the proposals?

The scheme makes use of the existing Elwick Place as the key access point for all users arriving on foot, by bicycle and by public transport. The proposal also uses the existing Gasworks Lane / Elwick Road junction to provide vehicular access to a new car park of 282 spaces aimed at both site users and town centre visitors alike. A new site access junction into the care/ residential phase of the scheme will be created to minimise the impact on the existing highway network and ensure that servicing access does not affect the overall appearance and feel of the new development.

What improvements will be made for pedestrians and cyclists?

The site is located on local pedestrian and cycle routes, and cycle parking facilities for staff and visitors to the town centre have been incorporated into the proposals, to make the site easily accessible to non-car users.

When will the development be completed?

Construction is underway and the scheme is anticipated to open around Christmas 2018.
